A Place To Call Their Own.
Helping with the down payment feels straightforward. The gift year, recipient, ownership and other gifts that year still matter. A lender’s gift letter and an IRS gift tax return serve different purposes.

Give With The Whole Picture In View
A down payment for your child. A head start for your grandchild. A share of the business you built. Give with purpose—and understand the tax record that goes with it.
A gift tax return can be required even when no gift tax is due. Start with that distinction. Then make the next decision with your eyes open.
The initial consultation is free. No purchase required. Gift tax preparation and planning are separately engaged.

A filing requirement is not automatically a tax bill.
Annual exclusion per recipient, per donor, for qualifying present-interest gifts.
Today’s gift can affect tomorrow’s basis, family records and estate planning.
The Form Is The Beginning Of The Conversation
Helping with the down payment feels straightforward. The gift year, recipient, ownership and other gifts that year still matter. A lender’s gift letter and an IRS gift tax return serve different purposes.
Tuition paid directly to a qualifying school is different from cash given to a student. A 529 contribution has its own rules. The route the money takes can matter as much as the reason you give it.
A business interest, real estate or a trust transfer brings valuation and future income tax questions into view. Coordinate the tax work with your attorney and any needed appraiser before the paperwork is final.
A Hypothetical 2026 Example
Assume one U.S.-citizen parent gives an adult child $50,000 cash in 2026, outright, with no other gifts to that child that year and no gift-splitting election.
The parent generally reports the gift on Form 709. Available lifetime exclusion may cover the $31,000, so reporting does not necessarily mean a current payment. Prior gifts and the parent’s full situation still control.
Illustration only. This does not determine your filing obligation, exemption balance or tax.
Keep The Generosity. Keep The Records.
We begin with what happened—or what you are considering. A useful file connects the people, the property and the purpose.
Explain the concern in the consultation. Use the firm’s secure intake for private records; do not put Social Security numbers or documents in public messages.
Clear Answers. Better Decisions.
Form 709 is the United States Gift (and Generation-Skipping Transfer) Tax Return. Individuals use it to report certain lifetime gifts and elections and to account for gift and GST exemption. The transfer, gift year, citizenship or residency and prior gifts determine which rules apply.
No. Reporting a gift and paying gift tax are separate questions. A reportable gift may use part of an available lifetime exclusion without creating a current payment. Prior taxable gifts and elections still matter.
For 2026, the annual exclusion is $19,000 per recipient, per donor, for qualifying present-interest gifts. Add together gifts to the same recipient during the year. The exclusion is not a blanket exception for every transfer: future interests, trusts and elections can create reporting questions.
A cash gift toward a home can create Form 709 reporting for the giver even when no gift tax is currently payable. Identify who gave the money, who received it and all other gifts to that person in the same year. A mortgage gift letter does not replace federal gift tax reporting.
The donor generally files Form 709 and is primarily responsible for gift tax. A genuine gift generally is not income to the recipient, but later income from the property can be taxable. Foreign gifts and other special situations can involve different reporting.
No. There is no joint gift tax return. Gift splitting is an election with eligibility and consent rules. Each spouse may need a separate return; limited exceptions can allow only the donor spouse to file. A joint income tax return does not make that election for you.
Qualifying tuition paid directly to an educational institution and qualifying medical expenses paid directly to a provider can be excluded from gift tax. Giving cash to a relative to pay the bill is different. Tuition exclusion does not cover books, room or board, and 529 contributions have separate rules.
Value and basis are different questions. Real estate, shares and business interests may require appraisal and supporting disclosure. Selling to family below fair market value may include a gift. The recipient’s later income tax consequences also deserve attention before the transfer.
No. The nature of the beneficiary’s interest matters. Future interests generally do not qualify for the annual exclusion. Trust terms, powers, GST rules and disclosure requirements need review; the trust’s name alone does not settle the tax treatment.
Generally, April 15 of the year after the gift, adjusted for weekends and legal holidays. A donor’s death, disaster relief or other special rules can change the deadline. An extension to file does not automatically extend the time to pay gift or GST tax.
No. Form 709 concerns certain lifetime gifts. Form 706 concerns federal estate and generation-skipping transfer tax at death. Form 1041 reports income of an estate or trust. The family’s situation can connect these returns, but one does not substitute for another.
